Senior Condominium Property Manager – Master-Planned Community

Location: Vaughan, ON

Portfolio: Premier Master-Planned Condominium Community | Mid-Rise Residential & Townhomes

Compensation: $100,000 – $115,000 Base Salary + Bonus + RRSP and Competitive Benefits Package

About the Opportunity

Canterra Executive Search is partnering with one of Toronto’s leading real estate developers and owner-operators to identify an experienced Senior Condominium Property Manager to lead the operations of a premier master-planned residential community in Vaughan.

This is an excellent opportunity for an accomplished condominium management professional to take a senior leadership role overseeing an entire residential community consisting of four mid-rise condominium towers and four phases of townhomes, all located within one master-planned development.

The successful candidate will lead an established on-site management team of Property Managers, Assistant Property Managers, and Administrators, providing strategic direction and operational oversight while ensuring exceptional standards of property management, resident service, and financial performance.

Join a highly respected, vertically integrated real estate organization with more than 70 years of experience in the Greater Toronto Area and an extensive portfolio of residential developments.

The Role

As Senior Condominium Property Manager, you will assume overall responsibility for the operational and financial management of a large, newly developed residential condominium community in Vaughan.

Unlike traditional multi-property management positions requiring travel between geographically dispersed buildings, this opportunity offers the ability to lead an entire master planned condominium community on one centralized location.

Working closely with senior leadership, Condominium Boards of Directors, and an established on-site management team, you will oversee property operations, financial performance, resident relations, building maintenance, and regulatory compliance.

A key focus of this position will be providing leadership, mentorship, and direction to Property Managers, Assistant Property Managers, and Administrators while establishing consistent management practices and service standards across the community.

This is a senior leadership opportunity for an experienced condominium professional who enjoys developing teams, building strong relationships, and taking ownership of a substantial residential community.

Key Responsibilities

  • Provide overall leadership and operational oversight for a master-planned condominium community consisting of four mid-rise residential towers and four phases of townhomes.
  • Lead, mentor, and develop an on-site team of Property Managers, Assistant Property Managers, and Property Administrators.
  • Oversee day-to-day property management operations, ensuring consistent service standards and operational efficiency across the community.
  • Build and maintain strong working relationships with Condominium Boards of Directors, residents, and senior leadership.
  • Provide guidance to Boards of Directors on condominium governance, financial matters, operational planning, and compliance requirements.
  • Oversee annual operating budgets, reserve fund planning, financial reporting, and expenditure management.
  • Ensure compliance with the Ontario Condominium Act, condominium declarations, by-laws, rules, and applicable legislation.
  • Oversee building maintenance, preventative maintenance programs, repairs, and capital improvement initiatives.
  • Manage vendor relationships, service contracts, contractor performance, and procurement activities.
  • Coordinate and attend Board meetings, Annual General Meetings, and other condominium-related meetings as required.
  • Support the operational transition and ongoing management of newly registered condominium properties.
  • Oversee the resolution of resident concerns, operational challenges, insurance claims, and building deficiencies.
  • Establish consistent operating procedures, reporting practices, and service standards across the community.
  • Work collaboratively with senior leadership and internal departments to support the long-term operational success of the development.

What We’re Looking For

  • 7+ years of progressive residential condominium property management experience, including experience in a senior or leadership capacity.
  • Valid CMRAO General Licence (required).
  • Demonstrated experience managing large condominium properties, multiple condominium corporations, or complex residential communities.
  • Proven ability to lead, mentor, and develop Property Managers and administrative support teams.
  • Strong understanding of the Ontario Condominium Act, condominium governance, and Board of Directors relations.
  • Experience preparing and managing operating budgets, financial statements, reserve fund expenditures, and capital improvement programs.
  • Excellent communication, leadership, interpersonal, and conflict-resolution skills.
  • Strong organizational and decision-making abilities, with the capacity to oversee multiple priorities and stakeholders.
  • Experience managing newly registered condominium properties or supporting the transition of new developments into property management considered an asset.
  • Registered Condominium Manager (RCM) designation preferred.
  • Proficiency with Microsoft Office and condominium property management software.
