Job Title: Analyst, Operational Performance

Job Description

As an Analyst in Operational Performance (commercial real estate), you will serve as a data steward responsible for managing, analyzing, and reporting on key operational metrics across our portfolio. You will work closely with the Senior Analyst in the preparation of reports and analysis on these subject areas. You will ensure the integrity and accuracy of operational data including tenant sales, mall traffic, occupancy/vacancy, and leasing activity, while delivering insights that translate complex operational performance into clear, actionable recommendations. You will support the modernization of our operational reporting capabilities and use AI tools to enhance reporting efficiency and support value creation across the organization.

This role is focused on functional analysis (operational interpretation) for operational reporting, data stewardship, and stakeholder communication within commercial real estate. It is not a data science or advanced analytics position.

Candidates should not expect to build predictive models, machine learning algorithms, or advanced statistical forecasting.

What You Will Deliver

Operational Data Stewardship:

  • Manage various Operational Key Performance Metrics (tenant sales, mall traffic, occupancy/vacancy, and leasing activity) on a monthly basis, ensuring completeness, accuracy, and integrity of operational data
  • Ensure strict compliance with business rules and procedures across all reporting processes
  • Verify accuracy of standard formulas and calculations, reviewing consistency of data sets to maintain data quality and reliability
  • Monitor and maintain operational data integrity, identifying and resolving discrepancies promptly

Analysis & Reporting:

  • Prepare consolidated operational reports and variance analyses for senior management and stakeholders
  • Analyze key performance indicators including tenant sales performance, mall traffic trends, occupancy rates, and leasing activity
  • Provide high-level variance explanations and analysis
  • Present operational performance through clear reports, dashboards, and written narratives

Stakeholder Partnership & Communication:

  • Assist in preparing quarterly presentations and reporting packages for JLL Executive Committee, senior management, and external stakeholders
  • Collaborate with business partners across departments, effectively communicating operational information
  • Work closely with the Financial Planning & Analysis team to provide meaningful operational statistics that support key insights on the financial performance of assets
  • Act as an Operational Performance representative on cross-functional and technology projects

Process Excellence & Innovation:

  • Support continuous improvement by participating in developing and implementing enhanced reporting tools, processes, and systems that simplify workflows and increase organizational agility
  • Contribute to modernization of operational reporting including automation, use of AI tools (e.g., Copilot, ChatGPT) to summarize data and streamline recurring reports, standardized KPIs, Power BI reporting, and enhanced executive visualization
  • Identify opportunities to redirect capacity from recurring tasks toward higher-value strategic analysis
  • Support implementation of new systems, processes, and reports with a constant focus on value creation

Budget & Forecast Support:

  • Support quarterly forecast and annual budget processes, working closely with the Senior Analyst and Operations team
  • Assist in ensuring quality, consistency, and reasonability of operational data throughout the budget and forecast cycles
  • Provide operational data and analysis to support planning initiatives

Special Projects:

  • Respond to ad-hoc requests for data and analysis, providing current and historical information as required, and sensitive assignments at the direction of senior leadership

Required Qualifications:

  • Bachelor's degree in Business Administration or related field (or equivalent experience)
  • Minimum 2-4 years of progressive experience in operational analysis and reporting
  • Experience in commercial real estate or property management (preferred)

This is not a data science or statistical modeling role. Candidates with primarily programming/machine learning backgrounds (Python, R, predictive modeling) without real estate or financial reporting experience may not be the best fit.

Technical & Analytical Expertise:

  • Advanced Microsoft Excel proficiency (complex formulas, macros)
  • Proficiency using AI tools to support analysis, data summarization, workflow automation, presentation development, and business communication
  • Advanced proficiency with Microsoft Office Suite (PowerPoint, SharePoint)
  • Experience with Power BI, Power Query, or similar data visualization and business intelligence tools
