Job description

We are a Canadian real estate developer and investment group with a diversified portfolio spanning residential, commercial, and hospitality assets across North America. With over 65 years of experience and more than 23 million square feet owned, managed, or in development, we bring an integrated approach to creating places that endure. Guided by a commitment to making a meaningful difference, we build relationships that shape communities and drive long-term value. Our business spans development, investment, property management, and capital partnerships—each grounded in a shared purpose and a values-led culture defined by integrity, entrepreneurship, and respect. From a single building on Alberni Street to a growing portfolio of transformative projects, we continue to evolve while staying true to our roots as a family-led company. As we look ahead, we remain focused on enhancing life from within—creating spaces, experiences, and partnerships that stand the test of time.

The Building Operator is a hands-on role focused on day-to-day general building maintenance and responding to resident work orders at an assigned residential property in Toronto. Reporting to the Maintenance Manager, the Building Operator completes a broad range of routine repairs, inspections, preventative maintenance, troubleshooting, and upkeep throughout suites, common areas, building systems, and exterior spaces. The role also provides timely, professional service to residents, maintains accurate work-order records, supports contractor activities, and helps ensure the property operates safely and reliably. This posting is for an existing vacancy.

  • Receive, prioritize, investigate, complete, and document resident work orders, providing timely updates and professional follow-up.
  • Conduct property and equipment inspections, complete preventative maintenance and basic troubleshooting, and escalate significant operational, safety, environmental, or capital concerns.
  • Operate and monitor HVAC, boilers, pumps, electrical, lighting, life-safety, security, water, waste, and building automation systems, and respond to alarms.
  • Maintain accurate work-order notes, logs, readings, inspection records, and service documentation.
  • Coordinate contractor access and work, and support suite turnovers, move-ins, move-outs, snow and ice removal, and general property upkeep.
  • Follow applicable safety, building, fire, environmental, permit, lockout, and site-specific requirements, and promptly report hazards, incidents, and equipment failures.
  • Participate in the rotational on-call schedule and respond to after-hours emergencies as required.

What You Bring

  • High school diploma and one to three years of hands-on experience with general building maintenance, routine repairs, and resident or tenant work orders in a residential property; commercial experience is an asset.

  • Ability to troubleshoot common maintenance issues, complete minor repairs safely, prioritize multiple work orders, document work accurately, and identify when contractor support is needed.
  • Strong resident service, communication, computer, and interpersonal skills. Experience with work-order or building management systems, Angus, Avigilon, or Keyscan is an asset.
  • Ability to work independently and collaboratively and perform physically demanding, repetitive tasks, including lifting, carrying, pushing, pulling, bending, and standing for extended periods.
