Join the Mortgage Operations / Accounting team and gain hands-on experience supporting the end-to-end servicing and operational accounting activities of a commercial mortgage portfolio. You will work with colleagues across Cash and Tax, Client Servicing, Statements, mortgage systems, testing, and process improvement.

The role combines day-to-day operational exposure with project work focused on accuracy, controls, client service, and practical use of automation and AI-enabled tools.

This opportunity is suited to a second- or third-year student who is curious, detail-oriented, comfortable working with data, and eager to understand how teams, systems, transactions, and controls connect across the commercial mortgage lifecycle.

Position Responsibilities

  • Learn the commercial mortgage lifecycle and support activities across Mortgage Operations and Accounting.
  • Assist with cash, tax, transaction, reconciliation, reserve-account, reporting, statement, and operational accounting activities under appropriate supervision.
  • Support client-servicing processes by organizing information, monitoring requests, preparing or maintaining documentation, and helping coordinate work across functional teams.
  • Help review data and reports for completeness, accuracy, and exceptions, and follow up with the appropriate team members.
  • Participate in mortgage system testing and user acceptance testing by executing test scripts, documenting results, retaining evidence, and reporting issues clearly.
  • Prepare and maintain spreadsheets, reports, process documentation, checklists, and reference materials for internal use.
  • Map selected processes and identify opportunities to reduce manual effort, strengthen controls, improve accuracy, or enhance the client and employee experience.
  • Use approved Excel, Microsoft 365, automation, and AI-enabled tools to support analysis, documentation, testing, and process improvement, with appropriate human review and adherence to company requirements.
  • Collaborate with cross-functional partners, participate in team meetings, and provide clear updates on assigned work.
  • Support special projects and other Mortgage Operations / Accounting priorities as assigned.

Required Qualifications

  • Currently enrolled in a post-secondary program in Accounting, Finance, Business, Commerce, Economics, or a related field, preferably in second or third year.
  • Basic understanding of accounting concepts and an interest in financial services, mortgage operations, or operational accounting.
  • Proficiency in Microsoft Office, particularly Microsoft Excel.
  • Strong analytical and problem-solving skills, with careful attention to accuracy and detail.
  • Ability to organize work, manage priorities, follow documented procedures, and meet agreed deadlines.
  • Clear written and verbal communication skills.
  • Ability to work effectively both independently and as part of a collaborative team.
  • Curiosity, initiative, sound judgment, and willingness to learn new systems and processes.
  • Commitment to handling confidential business, financial, and client information responsibly.

Preferred Qualifications

  • Experience using Excel features such as formulas, lookups, PivotTables, data validation, or reconciliation techniques.
  • Coursework or practical experience involving accounting, finance, data analysis, business processes, or information systems.
  • Exposure to Power Query, Power BI, Power Automate, VBA, SQL, Alteryx, Microsoft Copilot, or other automation and analytics tools.
  • Interest in commercial mortgages, investment operations, banking, client servicing, cash management, tax processes, system testing, or process improvement.
  • Experience documenting procedures, creating process maps, completing testing, or participating in a group project with defined deliverables.
  • Availability for a 3-4 month work term.

Salary range is expected to be between:

$52,650.00 CAD - $60,450 CAD

The actual salary will vary depending on local market conditions, geography and relevant job-related factors such as knowledge, skills, qualifications, experience, and education/training. The annual salary will be pro-rated based on the length of the work-term.
