About GMR Real Estate

GMR Real Estate is a property management company focused on residential properties within the Montreal market. As a relatively young and evolving organization, we are continuously improving our operations, processes, and resident experience as our portfolio expands. We value adaptability, accountability, strong service, and individuals who are motivated to contribute within a fast-moving environment. As a smaller organization, each team member has the opportunity to gain broad exposure, contribute to operational improvements, and play an active role in shaping how we operate and evolve.

About This Position

The Live-in Concierge plays a key role in maintaining a welcoming, safe, and well-maintained residential environment while contributing to a positive tenant experience at GMR. As an on-site representative of the organization, the Concierge is responsible for day-to-day building maintenance, property inspections, and responding to tenant requests. Working closely with the Operations team, this position helps ensure the smooth operation of the property and provides responsive, professional service to tenants.

This is a full-time, live-in position based at our residential property in Saint-Léonard, Montréal, with on-site accommodation and benefits provided.

Responsibilities

  • Conduct regular property inspections, including daily grounds, common area and mechanical room inspections, weekly vacant unit checks, and annual unit inspections, completing required logbooks and reports.
  • Support preventive maintenance activities, identify building deficiencies, and coordinate necessary repairs with Property Managers.
  • Maintain the cleanliness and appearance of common areas, elevators, laundry rooms, and exterior grounds, including daily cleaning and garbage management duties.
  • Follow established health and safety procedures, use appropriate protective equipment, and promptly report safety concerns or hazards.

Tenant Service & Maintenance Requests

  • Respond promptly and professionally to tenant inquiries and maintenance requests, contributing to a positive tenant experience.
  • Manage maintenance requests through Building Stack, including reviewing assigned tickets, documenting completed work, updating statuses, and ensuring timely follow-up or escalation.
  • Communicate with tenants regarding maintenance activities and coordinate access to units as required.

Property Operations & Coordination

  • Collaborate closely with Property Managers through regular communication, weekly meetings, and property walkthroughs to review building conditions, maintenance priorities, and outstanding tasks.
  • Maintain required inspection records, track maintenance supplies and inventory.
  • Assist with tenant move-ins, including elevator coordination and key handovers.
  • Respond to after-hours building emergencies as required and perform other related maintenance and operational duties as assigned.

This job description is intended to outline the general scope of responsibilities associated with the role. Responsibilities and areas of focus may vary over time based on operational and business needs. This description is not exhaustive, and the Live-in Concierge may also be assigned other related duties by their direct supervisor.
