Job description
Job Type: Full-Time | Location: Vancouver, BC | Department: Vancouver, BC | Reporting to: Senior Manager, Innovation | Work Location Type: #hybrid

IREN is a vertically integrated AI Cloud provider, delivering large-scale data centers and GPU clusters for AI training and inference. IREN’s platform is underpinned by its expansive portfolio of grid-connected land and power in renewable-rich regions across North America, Europe and APAC.

The Technical Due Diligence Analyst will support IREN’s project financing, capital markets and strategic transactions by coordinating and preparing the technical information that lenders, investors and their Independent Engineers / Lender’s Technical Advisors rely on to assess our AI and HPC data centre portfolio. Working across Innovation, Engineering, Construction, Operations and Finance, the role gathers, validates and organizes technical information on our sites, power and cooling infrastructure, GPU clusters and delivery schedules; manages the response to technical requests for information (RFIs); and tracks the findings and open items raised in third-party technical due diligence reports through to closure. This is an entry-level role suited to a recent engineering graduate or an early-career analyst who wants to build a deep understanding of how large-scale data centre infrastructure is designed, built, operated and financed.

This role is best suited for a highly detail-oriented and process-driven professional who thrives at the intersection of project coordination and financial accountability. The ideal candidate is a natural collaborator with a critical eye for invoice accuracy, a solid understanding of contracts and project scope, and the organizational discipline to manage competing priorities without losing sight of the details. A proactive mindset and the ability to build trusted relationships across vendors, project managers, and finance teams are essential to success in this position.

Responsibilities

  • Coordinating technical due diligence requests from lenders, investors, rating agencies and their Independent Engineers / Lender’s Technical Advisors, including maintaining a prioritized request log and tracking responses to completion.
  • Sourcing, validating and compiling technical information from internal teams, contractors, suppliers and the EPC (e.g., electrical and mechanical design, cooling and power capacity, GPU and network architecture, construction and commissioning schedules, capex and operating data).
  • Preparing clear, accurate and consistent written responses, data tables, schedules and supporting documentation for virtual data rooms and lender information packages.
  • Reviewing third-party technical due diligence reports, summarizing key findings and maintaining a risk and open-items tracker with owners, actions and status.
  • Maintaining a single source of truth for site and asset technical data across IREN’s portfolio.
  • Supporting site visits and technical sessions with Independent Engineers and advisors, including preparing agendas, briefing materials and follow-up actions.
  • Working with Legal, Finance and Capital Markets to ensure technical disclosures are consistent with confidentiality requirements and existing agreements.
  • Supporting internal technical reviews of potential site acquisitions, expansions and vendor proposals.
  • Delivering executive and project reporting on due diligence status, risks and blockers.
  • Conducting ad-hoc technical analysis and data analytics projects

Requirements

  • Post secondary education in a relevant technical or quantitative field such as electrical, mechanical, civil or industrial engineering, or a related discipline;
  • 3 to 5 years of experience; strong preference for experience in Management Consulting
  • Familiarity with, or strong interest in, data centre, power, utility, industrial or construction environments (e.g., electrical distribution, cooling systems, generators, commissioning, project schedules); exposure to project finance, lender due diligence or owner’s / independent engineer work is a strong asset
  • Highly proficient in MS Office specifically; Word, Excel, PowerPoint, Visio, SharePoint, and Outlook
  • Strong written communication skills with the ability to translate technical detail into clear, precise responses for a financial and legal audience
  • Thorough research, attention to detail and problem-solving skills, with a commitment to accuracy and traceability of information
  • Superior time management and multitasking skills with a strong sense of urgency; comfortable managing many parallel requests against transaction deadlines
  • Organized, proactive and confident individual who can follow up across teams and external parties to close out open items
  • Discretion and sound judgment in handling confidential and commercially sensitive information
  • Some travel will be expected to IREN’s different sites and offices
