Your new company

Our client is a long-established commercial real estate owner and manager with a portfolio of approximately 1.1 million square feet across more than 30 properties throughout the Ottawa region. The portfolio includes office buildings, industrial facilities, warehouse space, showrooms, and flex-use properties.

As the organization continues to invest in proactive asset management and capital improvements, they are seeking an experienced Construction Manager to oversee tenant improvements, capital projects, contractor management, and field operations across the portfolio.

Your new role

Reporting to the General Manager, the Construction Manager will serve as the organization's construction subject matter expert and owner's representative. This individual will oversee tenant fit-ups, capital improvement projects, contractor procurement, construction quality, and site supervision while supporting long-term asset planning and maintenance initiatives.

This role combines project management, construction management, contract administration, and site supervision. The successful candidate will act as the organization's eyes and ears in the field, ensuring projects are delivered safely, on schedule, within budget, and to a high standard of quality.

  • Serve as landlord representative and primary construction contact for tenants, architects, engineers, and project consultants.
  • Provide site supervision on larger tenant fit-out projects delivered by third-party general contractors.

Capital Projects

  • Participate in annual capital planning, budgeting, and project prioritization.
  • Review consultant reports, drawings, specifications, and engineering recommendations.
  • Provide constructibility reviews and challenge assumptions where appropriate.
  • Manage tendering and procurement processes, including bid evaluation and contractor selection.
  • Oversee capital projects including:
    • Roofing replacements
    • Asphalt and parking lot reconstruction
    • Concrete repairs
    • Building envelope upgrades
    • Window and door replacements
    • HVAC replacement projects
    • Site improvements and exterior works

Construction & Contractor Management

  • Coordinate third-party contractors and consultants.
  • Conduct site inspections and monitor project progress.
  • Ensure safety requirements and regulatory obligations are met.
  • Review schedules, change orders, progress draws, invoices, and project documentation.
  • Monitor project costs and timelines and proactively manage risks.
  • Expand and maintain a reliable network of qualified contractors and trades.

Asset & Maintenance Support

  • Support the maintenance team with complex repair and rehabilitation projects.
  • Provide expertise for construction-related issues involving building envelope, electrical, plumbing, HVAC, and structural concerns.
  • Assist in determining appropriate repair or replacement strategies.
  • Provide oversight for larger repair projects from planning through completion.

What you'll need to succeed

To be considered for this vital role, your background should include:

  • 7+ years of experience in construction management, project management, site supervision/site superintendent, or general contracting.

  • Strong understanding of commercial construction practices, building systems, and construction sequencing.
  • Experience reviewing architectural and engineering drawings and specifications.
  • Experience managing tendering processes and evaluating contractor bids.
