Job description

Lorval Capital Management is focused on building strong, sustainable businesses across multiple industries. With a long-term vision and stable foundation, the organization emphasizes growth from within, empowering employees to develop their careers while contributing to meaningful results. The culture is rooted in accountability, collaboration, and a shared commitment to excellence.

We offer a comprehensive benefits package, including Medical, Dental, Drug coverage, and a RRSP matching plan.

Lorval Capital Management is an established family office that provides support services (finance expertise, payroll, HR) and a strong backing to our Vancouver-based Attivo brand.

Attivo Capital is a Vancouver-based commercial real estate mortgage banking and direct lending firm. We specialize in creative, solution-driven financing for commercial real estate projects, structuring, negotiating, and monitoring debt products that maximize value for borrowers, lenders, and partners alike.

Our team combines deep experience across real estate development, capital raising, funding, brokerage, and construction. We maintain strong relationships with a network of 75+ lenders (including MICs, non-bank financial institutions, banks and credit unions, private lenders, life insurance companies, and trustees) alongside relationships with Canada’s leading developers, private investors, and construction professionals. This differentiated network powers a robust and distinctive deal-flow pipeline.

Our lending focus:

  • Loan profile: Commercial loans with mortgage security, 1st or 2nd ranking, generally greater than $10M (smaller opportunities considered case-by-case).
  • Asset focus: Major asset classes (multi-family residential, industrial, and retail) with office and alternative assets (seniors housing, self-storage, student housing, hotel/gaming) considered case-by-case.
  • Geographic focus: Primary and secondary markets in British Columbia, Ontario, Alberta, and Quebec, in municipalities with a population greater than 100,000.

The Role

The Director, Origination drives new commercial mortgage origination and deepens our borrower, broker, and lender relationships. This is a senior, revenue-generating role for someone who already operates fluently in Canada’s commercial real estate debt market and brings an established book of relationships with developers, sponsors, brokers, and capital providers.

This role owns the front end of the deal pipeline, sourcing and qualifying opportunities, structuring indicative terms in collaboration with our underwriting and partner teams, and shepherding transactions from first conversation through to funding. The person in this role is a self-starter who thrives in an entrepreneurial, relationship-driven environment and is motivated by uncapped earning potential tied directly to the value they create

Duties and Responsibilities

Origination and Business Development

  • Source, originate, and close new commercial mortgage opportunities across Attivo’s target asset classes and geographies, with a focus on loans greater than $2M.
  • Build and execute a territory and account plan to grow deal flow, including proactive outreach, networking, and a disciplined pipeline-management cadence.
  • Develop and maintain a strong personal pipeline of borrowers, developers, and real estate sponsors, converting relationships into funded transactions.
  • Represent Attivo at industry events, conferences, and networking forums to raise the firm’s profile and generate referrals.

Relationship Management

  • Cultivate and manage relationships with mortgage brokers, referral partners, developers, private investors, and intermediaries to create a recurring source of quality deal flow.
  • Strengthen and expand Attivo’s network of 75+ lenders (MICs, non-bank lenders, banks, credit unions, private lenders, life insurance companies, and trustees) to match opportunities with the right capital.
  • Act as a trusted advisor and primary point of contact for borrowers and partners throughout the transaction lifecycle, delivering a high-touch, professional client experience.

Deal Structuring & Execution

  • Conduct preliminary review and qualification of opportunities, assessing fit against Attivo’s lending parameters (ranking, LTV, asset class, geography, sponsor strength).
  • Collaborate with underwriting, credit, and partner teams to structure indicative terms, prepare term sheets, and present financing solutions to borrowers.
  • Negotiate terms and commitment letters, and manage the deal through due diligence, documentation, and funding in coordination with internal and external stakeholders (legal, appraisers, and lenders).
  • Maintain accurate records of pipeline, activity, and closed transactions in the firm’s CRM and reporting systems.

Market Intelligence & Strategy

  • Monitor commercial real estate, capital markets, and interest-rate trends to identify opportunities and inform Attivo’s positioning and product strategy.
  • Provide feedback to the Partners on market conditions, competitor activity, borrower demand, and lender appetite.
  • Contribute to the continuous improvement of origination processes, marketing materials, and the firm’s value proposition.

Required Qualifications

  • Minimum of five to seven years of experience in commercial mortgage origination, business development, or commercial real estate lending, with a demonstrated track record of sourcing and closing transactions.
  • An established book of relationships with developers, sponsors, brokers, and/or capital providers in Canadian commercial real estate.
  • Eligibility to register, or current registration, as a sub-mortgage broker with the BC Financial Services Authority (BCFSA), and/or equivalent provincial licensing (e.g., FSRA in Ontario, RECA in Alberta). Willingness to obtain required licensing in coverage provinces.
  • Strong understanding of commercial mortgage products, deal structuring, underwriting fundamentals, loan-to-value and debt-service metrics, and the commercial real estate capital stack.
  • Excellent sales, negotiation, communication, and relationship-building skills, with the credibility to engage sophisticated borrowers and institutional capital providers.
  • Self-motivated, entrepreneurial, and results-oriented, comfortable owning targets and working with autonomy in a fast-paced environment.

Preferred Qualifications

  • Bachelor’s degree in business, finance, real estate, economics, or a related field; relevant designations (e.g., AMP, CFA, MBA) are an asset.
  • Experience originating loans greater than $2M and/or structured, mezzanine, bridge, or construction financing.
  • Familiarity with Attivo’s core markets (BC, Alberta, Ontario, Quebec) and existing relationships in those regions.
  • Proficiency with CRM and loan-origination tools, and comfort building and managing a pipeline against KPIs.
