Job description

Our Manager. One Property. Full-Time.

This is a dedicated, single-site role in the Guelph area. You will manage 1 condominium community on a full-time basis. There is no portfolio to juggle and no driving between buildings.

If you are a licensed manager who enjoys the work but is worn down by the portfolio pace, this role is worth a role.

Why This Role Is Different

  • 1 property and 1 Board of Directors. That means 1 meeting schedule, 1 budget and 1 AGM cycle.
  • Fewer evening meetings than a typical multi-site portfolio.
  • Your day is spent at one site. You get to know the building, the residents and the trades.
  • Time to be proactive. you can plan ahead and follow through, instead of reacting across several properties.
  • A more predictable week, and a better chance at real work-life balance.

About CIE

CIE provides condominium property management and consulting services with a wide range of clients. They are a technology-forward company with an intense focus on organizational efficiency, proactive customer service and concierge-level services.

This role will be responsible for managing and overseeing the daily operation of a portfolio of properties within Guelph, North Halton, and area.

Compensation:

$60,000 - $70,000 + Benefits + Education Allowance

Hours of Work:

9:00am - 5:00pm, Monday to Friday (40 hours a week)

Evenings and weekends on occasion will be required.

Responsibilities

  • Manage and oversee the daily operation of 1 condominium property in the Guelph area.
  • Create, present and manage the budget for the Condominium Corporation, including Capital Expenditures, with P&L responsibility.
  • Chair the Board of Directors meetings and the AGM.
  • Prepare AGM packages and reports for Board of Directors Meetings.
  • Prepare recommendations for repairs and coordinating with the trades to complete them.
  • Ensure maintenance standards through personal inspections of both interior and exterior of property and projects.
  • Be the main point of contact for owners, residents and the Board.

Requirements

  • Licensing: A valid CMRAO Limited or General License.
  • Experience: 2+ years of experience in Condominium Property Management.
  • Tech Proficiency: Comfort level with Buildium (or similar ERP) and the Microsoft Office Suite.
  • Communication: Exceptional written and verbal skills; you can navigate a difficult Board meeting with professionalism and poise.
  • Mobility: A valid Driver's License and reliable transportation to the property.

Benefits

  • Professional Growth: Paid CMRAO licensing fees and an annual educational allowance.
  • Modern Tools: Fully integrated Buildium environment to make your reporting and communication seamless.
  • Work-Life Balance: A hybrid work model with flexible scheduling to balance site visits and office time.
  • Support: Access to a dedicated accounting and administrative team.
  • Benefits: Extended health care, dental, vision and life.
